Everyone wants to know the same thing when they’re thinking about selling…
“When is the best time to list my home?”

Right now, the data is pointing to two slightly different answers: mid-April and late May. And honestly, neither one is wrong.

What it really comes down to is this: timing isn’t one-size-fits-all. It depends on your goals, your home, and what’s actually happening in our local San Diego market.

If we look at mid-April, this is when serious buyers are already in motion. They’ve been watching the market, waiting for the right home to come up, and when something new hits, they’re ready to act. One of the biggest advantages here is less competition. There are typically fewer homes on the market compared to May and June, which means your home has a better chance of standing out. You’re stepping in just as demand is building, not when the market is already crowded.

On the other hand, late May tends to bring the highest level of buyer activity. More people are actively searching, touring homes, and preparing to make offers. This is when things can feel a little more competitive from the buyer side, which can work in your favor as a seller. You may see stronger offers, more urgency, and in some cases, multiple offer situations. The trade-off is that you’re also entering the market alongside more sellers, so how your home is positioned becomes even more important.

What I always tell my clients is this… it’s easy to get caught up in trying to time the “perfect week,” but that’s not what determines your outcome.

What matters more is what’s happening right here in our market.

How many homes are currently for sale?
How quickly are they going under contract?
Are buyers competing, or are they taking their time?
And how are homes like yours being priced and received?

Those are the factors that really drive your results.

Every neighborhood in San Diego has its own rhythm. Some areas heat up earlier in the spring, especially in the coastal markets like Del Mar and Solana Beach. Others take a little longer to build. Price point, presentation, and even how your home shows compared to the competition all play a role.

So when it comes to timing, the real question isn’t “What’s the best week?” It’s “What’s the best strategy for you and your goals?”

Some sellers benefit from getting on the market earlier, when there’s less competition and buyers are already paying attention. Others choose to wait for a busier window to try to maximize price. Both can work, it just depends on your priorities.

If you’re thinking about selling, the most important thing you can do is have a clear plan before you hit the market. That means understanding your timing, your pricing strategy, and how your home is going to be presented from day one.
