As we kick off a new year we often focus on resolutions about what we should do—work out more, save money, or finally tackle that DIY project. But what about the things we shouldn’t do? For homeowners, avoiding common pitfalls can be just as important as setting big goals.

That’s why I’ve put together this “Reverse Resolutions” list to help you steer clear of some classic homeowner mistakes in 2025. Whether you’re a first-time buyer or have owned your home for years, keeping these tips in mind can save you time, money, and stress.

1. Don’t Skip Regular Maintenance

Your home is likely one of your biggest investments, and skipping routine maintenance can lead to costly headaches down the road.

Small issues—like a loose roof shingle or a clogged gutter—might not seem like a big deal, but they can snowball into major (and expensive) problems.

A few things you’ll want to stay on top of:

• Clean out gutters regularly.

• Replace HVAC filters every 1–3 months.

• Check for cracks or gaps around doors and windows to prevent drafts or water damage.

Taking care of these small tasks as they come up will save you money and keep your home looking its best—especially important if you’re thinking about selling in the near future.

2. Don’t Ignore Energy Efficiency

With energy costs on the rise, a home that’s not energy efficient could be draining your wallet.

Drafty windows, poor insulation, and old appliances all add up to higher bills. Plus, more buyers are prioritizing eco-friendly homes these days.

Easy energy-saving upgrades to consider:

In warmer months, freshen up landscaping with new mulch, trim hedges, and plant colorful flowers.

Even small changes, like painting your front door or updating your house numbers, can make a big difference.

5. Don’t Put Off Small Repairs

Little issues tend to grow into big problems if ignored. A leaky faucet or loose roof shingle might not seem urgent, but addressing these right away saves you from bigger (and more expensive) repairs later.

Common repairs to tackle ASAP:

A lot of homeowners wait for warmer weather to start renovations, but planning ahead can save you money and stress. Contractors and materials tend to be in higher demand (and more expensive) in spring and summer.

If you book professionals or order supplies in winter, you’ll have better availability and pricing. Whether it’s a kitchen remodel, bathroom upgrade, or sprucing up your outdoor space, getting a head start means you’ll be ready to enjoy your home when summer rolls around.
